Title and ownership documents

Review the original deed, baya deed, and chain of ownership for at least 12 years. Confirm the seller’s right to sell.

Check for any court cases, mortgages, or encumbrances registered against the property.

Government approvals

For apartments, ask for the RAJUK/DCC approved building plan and occupancy certificate. For land, check mutation and khatian records.
